Becoming a property agent in Malaysia is an exciting opportunity for those interested in real estate. The role involves facilitating property transactions, advising clients, and navigating the legalities of the property market. Here’s a simplified guide to help you start your journey:

1. Understand the Role of a Property Agent

Property agents in Malaysia can either be:
  • Real Estate Negotiators (REN): Certified individuals working under a licensed real estate agency.
  • Real Estate Agents (REA): Licensed professionals registered with Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVEAP), authorized to run their own real estate agencies.

2. Meet the Basic Requirements

To become a property agent, you need to:
  • Be a Malaysian citizen or permanent resident.
  • Be at least 18 years old.
  • Have a minimum qualification of SPM (or equivalent).

3. Steps to Become a Real Estate Negotiator (REN)

Step 1: Complete the Negotiator Certification Course (NCC)
  • Must attend the Negotiators Certification Course (NCC) and pass the NCC Online Assessment.
  • This short course covers key topics like property laws, ethical conduct, and negotiation skills.
  • After completing the course and passing the online assessment, you’ll receive a certification recognized by BOVEAP.

Step 2: Register with BOVEAP
  • Submit your NCC certificate to your real estate agency.
  • Submit proof of non-bankruptcy status or relevant documents for exemptions
  • Your agency will register you with BOVEAP and obtain your official REN tag.

4. Steps to Become a Licensed Real Estate Agent (REA)

Step 1: Sit for the Estate Agent’s Examination (EAE) Exam
  • The EAE exam is conducted by BOVEAP and is a requirement for becoming a licensed agent.
  • Topics include property laws, real estate valuation, marketing, and professional ethics.
Step 2: Practical Training
  • After passing the REA exam, you must complete two years of practical training under a licensed agency.
  • Keep a record of your training (log book) to submit to BOVEAP.
Step 3: Register as a Licensed Real Estate Agent
  • Once your training is complete, apply to BOVEAP to receive your REA license.

5. Maintain Your REN License Through RRP (REN Renewal Program)

  • BOVEAP requires RENs to attend RRP course annually to stay updated on industry trends and regulations.
  • RRP ensures you remain compliant and competitive in the market.

6. Maintain Your REA License Through CPD (Continuing Professional Development)
